Core Mapper not reading .xlsx file

Describe the bug, with logs
I am trying to work through the Demo of core Mapper on ArcMap 10.8.1 Advanced. The first step is to open Core Mapper in the toolbox and load in the CoreMapperDemoParameters.xlsx spreadsheet. When I run the tool I get this error. Does it look like openpyxl isn't able to read the .xlsx file? Has anyone been able to get this tool to work in ArcMap and how?

Circuitscape and Julia version
Circuitscape v4.0.5

Additional context
I am running the demo first because I want to run circuitscape for a project. I need the core mapper and resistance files that ArcMap can make. I do not know Julia or python and was hoping to use ArcMap or ArcGIS to use circuitscape.

Figured it out. Had to edit the properties of the tool in order for it to read .csv.
