Purpose

There are at least three perspectives, we've identified, when dealing with a property and each have their own unique experiences.

  • Landlord (Covered in this document)
  • Home Owner
  • Realtor

As a landlord, I want minimal manual intervention and risk in managing my property.

Areas of Focus

  1. Cost Tracking
  2. Reminders
  3. Document Tracking

Cost Tracking

As a Landlord, I want to be able to track the expenses related to my property that come out of my pocket so that I can have some data to make better decisions (e.g. how much to increase/decrease rent by, how much to potentially sell the property for, etc).

I want to be able to organize the costs by arbitrary categories (e.g. one-offs, property upgrades, taxes, etc), when the costs were incurred, and generate reports at some cadence (probably yearly?).

Reminders

As a Landlord, I want to be able to make sure I'm compliant with the leases I have set up. For example, if a lease is set to expire in 90 days - I want to be reminded to reach out to the tenants and ask them if they are going to re-sign.

I would want a renewal lease to be automatically generated to be able to send to the tenants easily.

Document Tracking

As a Landlord, I want to be able to keep track of my receipts, invoices, leases, deed, and other property related documents easily in one place.
